If you see one of our properties which you are interested in viewing, please call or email our office to arrange a convenient appointment. Westpine are open 6 days a week and can offer flexible evening and weekend appointments to find a time that is suitable for you.

Referencing

Application and Referencing Process
Once you find a property that is perfect for you, you will need to complete a Westpine Application Form to allow us to obtain financial, personal, professional and/or rental history references. Our application procedure is fast and relatively easy to complete – if you encounter any problems filling out the form, Westpine are always here to help! In certain circumstances, you may be required to provide a guarantor and pay rent in advance to obtain a tenancy. Westpine will always discuss your options with you to allow you to make a decision that is right for you.

Tenancy Agreement

Tenancy Agreement
After obtaining satisfactory references and consent to proceed from the landlord, Westpine will forward you a copy of their tenancy agreement to give you the opportunity to read through it prior to signing. Westpine will then invite you to their offices at a time convenient for you to sign the tenancy agreement. Please note that the tenancy agreement is a legally binding document between you and the landlord, therefore it is important that you fully understand its content – if in doubt, Westpine will talk you through the document in detail. Our tenancies are Assured Shorthold Tenancies and are normally for a period of 6 or 12 months, unless agreed otherwise.

Deposit & Rent

Deposit & Rent
When applying for the property, you’ll be required to pay a holding fee to the valve of one weeks rent for the property you are wishing to rent. If you later to decide to withdraw your application or fail referencing due to false information or misrepresentation on your application forms, the holding fee will be non-refundable. Prior to moving into the property, you will be required to pay one month's rent in advance and the remaining deposit amount. In accordance with legislation, your deposit will be registered and held by the DPS (www.depositprotection.com), unless an alternative valid deposit scheme has been discussed with your landlord. Your rent will normally be due on a monthly basis which is recommended to be set up by standing order from your bank account.

Before You Move In

Before You Move In
Prior to moving in, Westpine will complete a full detailed inventory and schedule of condition at your new property to document the condition at the start of your tenancy. As standard, we also manage all aspects of setting up the utility accounts in your name(s) with the correct starting meter readings.

Maintenance

Maintenance & Emergency Repairs
At Westpine we understand the importance of knowing that someone is available for emergencies at any time. With this in mind, we supply all our new tenants with full details of who to contact in an emergency day and night. During office opening hours, call our office on 01204 694121. Once our office is closed, please call our emergency out of hours number provided to you at the start of your tenancy.
